Club house Concordia – technological characteristics of construction

The project for the construction of the Club House Concordia by the Construction and Investment Company OBRII is quite unusual: elegant yet technologically complex. The object is being constructed on a landform that has a large difference in the level of ground height. Serhii Prykhodko, the Deputy Director of Capital Construction of the CIC OBRII, will tell us about the main features of this construction.
In February 2019, the CIC OBRII launched the construction of a new apartment building on 45, Kudriavska street. Relying on the project, it will be a Business Class Club House bearing the name of the Roman goddess of agreement and harmony – Concordia.
The building is being constructed on a landform that has a large difference in the level of ground height, so the project has some technological characteristics. These characteristics have been found after a number of careful site surveys at the very initial stage of designing.
Serhii Prykhodko, the Deputy Director of Capital Construction of the CIC OBRII, will tell us about these surveys and the main features of the construction of this object:
‘Broadly speaking, construction is quite a complicated and challenging process. It requires strict compliance with all the rules and technical standards. First and foremost, it is necessary to explore the site landscape and ground at the very initial stage.
This applies especially to the areas with large differences in heights that have features and variations of ground contour, in particular, on 45, Kudriavska street.
A geodetic survey helped us understand the actual landscape and boundaries of the site and take into account all its characteristics.
Site investigations made: based on the analysis of samples obtained from different depths in the course of well-drilling, we assessed the chemical composition of the soil.
We analyzed the mechanical composition of the soil since it influences the conditions and features of construction. The choice of building materials and technologies depends on soil characteristics.
We have examined the existing technical condition of buildings neighboring the site.
Based on the above, it has been decided to construct a retaining wall. It will stabilize the slope and will not allow the construction to influence neighboring buildings during the period of construction and future operation of the newly built residential house.
This ability has been tested and validated by calculating the stability of the slope within the site of the future building, and by calculating the influence of a new construction object on the surrounding buildings.’
As of today, piles of the upper tier of the pile field of the building and foundation frame of the retaining wall have been installed on the site. It consists of 55 fifteen-meter PBN-1 bored piles. Pile field is still under construction. Preparatory works on the construction of the base slab, which will consist of two levels along the slope, are still in progress.
‘On top of that, at the very initial stage of the construction, we ensured scientific and technical support on the site to control the slope behavior. It means topographical monitoring of plan-height deformations of the slope area within the site.
Geodetic observations help us supervise the technical condition of neighboring buildings. For this purpose, we installed tell-tales on the surrounding buildings to monitor their condition’ – added Serhii Prykhodko.
